Blocked Drain Outside the House: What to Check First

By Plumbers Chelmsford 247 ·

Quick answer

Look at the gully and the cover nearest the house first. Water standing in a gully, or a chamber that is full, points to a blockage further down the run. Next, find out whose pipe it is, since the water company owns some drains and you own the rest. Then ask a drainage engineer for a written quote before any work starts.

Safe checks to make first

You can learn a lot in ten minutes without any tools, since the signs are visible. Work through these in order.

  • Run a tap or flush a toilet and watch the outside gully
  • Check for leaves, silt or a blocked grating on the gully
  • Look for water pooling near the house wall or a drain cover
  • Note any smell, and note which fixtures are slow

Write down what you see, so the engineer has the same facts. They also help you tell a gully problem from a deeper blockage.

Lifting a cover safely

Covers can be heavy, and the chamber below may hold dirty water. Only lift one if you can do it safely. Wear gloves, keep your back straight and keep children and pets away.

If the cover is stuck, leave it for an engineer. A bad lift can hurt your back, and a cover that drops back can trap fingers. Never lean over an open chamber.

What the water level tells you

An open chamber can show where the blockage sits. This table is a rough guide only, since every drain differs.

What you seeWhat it may mean
Chamber full and not drainingA blockage lies further along the run
Chamber empty while the sink stays slowThe blockage may sit between the house and this chamber
Water drains but slowlyA partial blockage, roots or a damaged section
Clean water flows pastThe problem may be inside the house

A drain that keeps filling after you clear it may have damage. Roots or a shifted joint can catch waste again and again. In that case read our guide to the seven warning signs of a blocked drain and consider a CCTV drain survey.

Whose drain is it?

Ownership decides who clears it and who pays. Since 1 October 2011, water companies have owned the private sewers and lateral drains that connect properties to the public sewer (Defra guidance). A drain inside a single property boundary stayed with its owner.

HomeServe's advice page says the drains inside the property belong to the homeowner. It adds that the immediate outside kitchen drain does too. Brentwood Borough Council says a drain serves one property and a sewer serves more than one.

If a shared pipe blocks, contact the water company first. For a full explanation, read who is responsible for a blocked drain. Water company areas also differ by address, as which water company covers your drain explains.

What a drainage engineer may do

For a blocked outside drain, an engineer may use rods or drain jetting. Jetting uses high-pressure water to clear grease, silt and debris. Our guide to drain jetting compared with drain rods explains the difference.

If the blockage keeps coming back, ask about a camera check. Our external drain unblocking page covers the usual steps. The wider drain unblocking service page lists the other options.

Typical UK prices

Typical UK price guides give these ranges for outside drains. They are national figures, not Essex quotes, so a real quote can still differ.

JobTypical UK rangeSource
Outside drain clearance£80 to £150MyJobQuote
Drain jetting£70 to £175MyJobQuote
Private drain unblocking, averageabout £386HomeServe

Complex or repeat blockages cost more, and Precise Drainage Solutions puts them at £300 or more. Read what drain unblocking costs to see why quotes differ. Ask for a written quote before work starts, and ask whether there is a call-out charge.

Outside drain help by town

Water pooling at a gully or manhole needs the same checks in every town, while the pipe's owner can differ. If it happens in Chelmsford, read about drain unblocking in Chelmsford. For a full gully in Springfield, see blocked drain help in Springfield.

Grease and silt can build up in an outside pipe, so drain jetting in Great Baddow is worth a look. Rods suit simple blockages, yet jetting cleans grease from the pipe wall, and drain unblocking in Witham covers the rods side. The drain unblocking service page explains both, and all areas covered lists every town.

Frequently asked questions

Can I clear an outside drain myself?

You can clear a leaf-blocked gully with gloves and a trowel. Anything deeper needs rods or jetting. If the chamber is full, ask an engineer rather than risk a bad lift.

Why does my outside drain smell?

Waste and grease can rot in a partly blocked pipe, so the smell can rise through the gully. If the smell stays after you clear the gully, the pipe may need a closer look.

Who pays if the blockage is in a shared pipe?

Shared pipes have belonged to the water company since 2011 (Defra), so contact it first. Ask the engineer to find where the blockage sits before you agree who pays. That step saves a dispute later.

Is a blocked outside drain an emergency?

It can be. If water or sewage is coming up near the house, treat it as urgent. Mark your request urgent on the form, and keep away from the water.
